High levels of insulation, excellent airtightness and careful detailing are often more important than any single piece of technology. A well-designed building envelope reduces energy demand throughout the life of the home, creating a comfortable internal environment while lowering running costs.

 

Passive Solar Design Matters

Understanding the path of the sun is fundamental. By positioning glazing carefully, we can maximise natural daylight and winter solar gain while minimising overheating during the summer months. At Black Timber House and Fairview, passive solar principles played a significant role in achieving excellent energy performance while creating bright and uplifting living spaces.

 

Technology Works Best When Demand Is Low

Air Source Heat Pumps, Mechanical Ventilation with Heat Recovery (MVHR), battery storage and solar PV systems can all contribute to reducing energy consumption. However, these technologies perform most effectively when paired with a highly efficient building fabric.

The goal is not simply to generate more energy but to need less energy in the first place.

 

Natural Materials Create Better Homes

Sustainable architecture is about more than energy performance. The use of natural materials such as timber, slate, flint and oak creates healthier and more enduring buildings that age gracefully and connect occupants to their surroundings.

 

Every Site Requires a Different Response

There is no single formula for sustainable architecture. A listed cottage, a replacement dwelling and a contemporary countryside home each require different solutions. What remains consistent is the need to balance environmental performance, architectural quality and the experience of living within the building.

We are pleased to share the successful completion of three contemporary, energy-efficient family homes in the coastal city of Brighton. These exceptional homes not only offer breathtaking sea views but also showcase the innovative use of Modern Methods of Construction (MMC) through volumetric delivery to minimise environmental impact while delivering exceptional quality.

MMC, a revolutionary construction approach, allowed us to fabricate the frames of all three Chamfer Houses off-site, ensuring precision, sustainability, and remarkable time efficiency. We were the technical design architects and saw the project on site and to completion. These new low-energy dwellings demonstrate our commitment to green ethos and design-led architecture, making this project a significant milestone for the company.

The Site and Design

Situated on a sloping hill within a popular neighbourhood of contemporary residential developments, the Chamfer Houses project began with a tired, detached house on a 1180sqm plot of land. The design concept aimed to seamlessly integrate three new houses with a harmonious design aesthetic and material palette. The heights of these houses have been thoughtfully crafted to mediate between neighbouring properties. Additionally, a sunken front driveway, garages, and private terraced gardens at the rear have been ingeniously incorporated to blend with the existing ground levels.

Construction and On-Site Execution

Having previously collaborated with HAPA Architects, the clients were eager to see their vision realised using MMC for its time-saving benefits. The modular construction method allowed the simultaneous progress of module assembly and extensive groundworks, significantly compressing project timelines.

Here are some statistics about the benefits of MMC in the Chamfer Houses project:

– On average MMC is thought to produced between 40% – 80% reduction in waste materials depending the level of offsite prefabrication, modular construction, and the efficiency of the construction process.

– A 30% reduction in overall construction time compared to traditional methods, which not only accelerated project completion but also reduced labour costs.

– A 25% reduction in carbon emissions during the construction phase, contributing to a greener and more sustainable building process.

During the on-site phase, excavation and removal of chalk were necessary for the creation of the sunken front driveway and basement garages. Retaining walls were meticulously constructed, and substructures were built to prepare for the installation of the timber frames. The house frames and sections were prefabricated off-site using volumetric modular timber frame construction at a specialised factory, which ensured precise detailing, airtightness and quality control.

Environmental Impact and Sustainability

We recognise the urgent need for sustainable construction practices. By embracing MMC, the project achieved remarkable environmental benefits, including an 80% reduction in waste materials, resulting in fewer resources consumed and fewer emissions produced. This is particularly significant in an industry where the utilisation of natural resources is extensive, making construction one of the largest consumers of resources in the UK.

Traditional construction methods often contribute to emissions through material production and transportation, as well as significant waste production. In contrast, MMC offers a faster construction pace, making it a preferred choice for meeting deadlines, reducing labor costs, and ultimately minimising waste.

We are excited to share our latest project with you which recently completed in Brighton. Chamfer Houses are three, new build, detached, family houses in Roedean, Brighton with incredible sea views. The construction of these houses were achieved through a timber modular system – Modern Methods of Construction (MMC). We successfully created a new site with three new low-energy dwellings.

MMC is an exciting form of construction with the frames of all the houses fabricated off-site, transported, and fitted onto site. As green ethos and design-led architects this became an important project for us. 

There are significant environmental benefits to be gained from using MMC in construction. 80% less waste material means less resources used and fewer emissions produced. This is especially important given that the construction industry is the UK’s biggest consumer of natural resources. Every year, construction uses an estimated 450 million tonnes of material. Much of this has large emissions associated with its production or transportation. This, coupled with the waste produced by the construction industry, makes for some pretty grim environmental figures.

We are working on a 3 house scheme in Roedean, Brighton. This has a slightly different approach as all 3 houses use a modular pre-fabricated construction process in a bid to reduce the waste and site construction time. The sloped chalk site overlooks the sea with stunning views of the coast. As extensive groundworks and retaining elements have had to be implemented off site prefabrication has meant that the two elements can be constructed at the same time to speed things up.

The construction industry is the UK’s biggest consumer of natural resources. It uses an estimated 400m tonnes of material every year, which equates to 100m tonnes of waste being produced. These unfortunate figures show that on a traditional building project about a 25% of the materials used end up in a skip/landfill/recycled. Relating this to the overall waste produced by the UK, this is over a third of the UK’s total yearly waste.

Pre-fabrication is a great way to reduce the waste produced in buildings as offcuts and unused materials can be used in the next build. It also helps to speed up the build process, making it quicker than traditional methods. Another factor is weather, as the units are built in a factory they can work come rain or shine reducing the hold ups of bad weather. Other benefits include more accurate construction, tighter joints and accuracy, and better airtightness, which allows for better thermal efficiency. Pre-fabrication has a whole spectrum of possibilities as is an exciting way to design and construct modular designed buildings.
