Warrick House, Seaford: A Bespoke Home

We are pleased to announce the completion of Warrick House, a new detached family home in Seaford, East Sussex, delivered on behalf of local developer Sparks Property.

Occupying a previously vacant plot within an established residential setting, the project has transformed an underutilised parcel of land into a distinctive, high-quality home that responds sensitively to its surroundings while providing contemporary living spaces for modern family life.

The design draws inspiration from the character of traditional Sussex homes, combining timeless architectural detailing with clean lines and carefully considered modern interventions. The result is a bespoke residence that balances period charm with the comfort, efficiency and flexibility expected of a new-build home.

Internally, the house has been arranged to maximise natural light and create a strong connection between living spaces and the surrounding landscape. Generous open-plan areas are complemented by more intimate rooms, offering a variety of spaces for family life, entertaining and home working.

Particular attention was paid to material selection and detailing, ensuring the home sits comfortably within its context while establishing its own identity. Traditional proportions, quality craftsmanship and contemporary finishes work together to create a home that feels both elegant and enduring.

As with all HAPA projects, sustainability formed an important part of the design process, with the home incorporating energy-efficient construction methods and fabric-first principles to reduce operational energy demand and support long-term environmental performance.

Warrick House demonstrates how thoughtful design can unlock the potential of small infill sites, delivering new homes that enhance their local setting while providing exceptional places to live.

Chamfer Houses and Modern Methods of Construction (MMC)

We are excited to share our latest project with you which recently completed in Brighton. Chamfer Houses are three, new build, detached, family houses in Roedean, Brighton with incredible sea views. The construction of these houses were achieved through a timber modular system – Modern Methods of Construction (MMC). We successfully created a new site with three new low-energy dwellings.

MMC is an exciting form of construction with the frames of all the houses fabricated off-site, transported, and fitted onto site. As green ethos and design-led architects this became an important project for us.

There are significant environmental benefits to be gained from using MMC in construction. 80% less waste material means less resources used and fewer emissions produced. This is especially important given that the construction industry is the UK’s biggest consumer of natural resources. Every year, construction uses an estimated 450 million tonnes of material. Much of this has large emissions associated with its production or transportation. This, coupled with the waste produced by the construction industry, makes for some pretty grim environmental figures.

COP26

To meet net zero by 2050 is no easy feat, but to even have a chance at meeting this, immediate action is needed to help countries on this path. That is why the COP26 is asking countries to be bold and ambitious about reducing their emissions targets by 2030.

The construction industry is the UK’s biggest consumer of natural resources. It uses an estimated 400m tonnes of material every year. Much of which has large emission either with production or transportation. That coupled with the waste produced from the industry makes for pretty grim figures.

It is at the heart of what we do as Architects’ and Designers’ at HAPA, but we can always do better. This year we have implemented projects with off-site prefabrication to reduce waste, designed extremely low energy dwellings, retrofitting existing properties and always with a conscientious material pallet in mind. All of which have stood up to our design led ethos.

Ecologically minded building design doesn’t have to come at the cost of aesthetics, it should enhance it.
