Planning Granted for Frimley Extra Care Development

We’re delighted to share that planning has now been granted for the Frimley Extra Care Development, a landmark project by SageHaus Living that will deliver high-quality, sustainable homes for residents aged 65+ with assessed care needs.

The scheme will provide 49 extra care apartments arranged around a vibrant community hub and set within thoughtfully designed, landscaped gardens. With a strong emphasis on biophilic design, the development brings nature into daily life through communal gardens, walking routes, and light-filled shared spaces that promote well-being and social connection.

Sustainability remains central to the proposals. The project embraces Modern Methods of Construction, renewable energy solutions, and a fabric-first approach to significantly reduce environmental impact and improve long-term energy performance.

At the heart of the scheme, Loen House will be repurposed into a welcoming community centre offering 24-hour care, a bistro, and shared social spaces — supporting independence while helping to reduce isolation.

Securing planning approval marks a major milestone in delivering thoughtful, future-focused housing for older residents, and we’re excited to move into the next phase of the project.

Planning Secured for College Place, Brighton

We are proud to announce that we have successfully secured full planning permission for the redevelopment of College Place, Brighton, within the historic East Cliff Conservation Area of Kemptown.

This carefully considered scheme transforms a disused, backland site previously occupied by outdated garages and a small industrial workshop, into a discreet, mews-style development comprising three sustainable new homes.

A Sensitive Urban Infill

Nestled behind College Place and accessed via a listed undercroft, the 198sqm site is largely concealed from public view. The approved scheme replaces low-quality commercial structures with two 2-bedroom family houses and one 1-bedroom home, delivering high-quality accommodation in a tight urban setting without compromising privacy, amenity, or heritage value.

Designed as a contemporary take on the traditional coach house, the development sits modestly within the surrounding Victorian terraces, with a scale and massing deliberately reduced to address both site constraints and local feedback.

Designed for Context and Sustainability

This small but significant project is the result of extensive design development, community consultation, and close attention to planning feedback. Notably, it responds directly to a previous appeal decision by reducing the building height, footprint, and visual impact, achieved by subtly lowering the buildings into the site and reconfiguring layouts to improve privacy for neighbours.

Environmental performance and occupant wellbeing are at the core of the design strategy. From chalk grassland roofs and natural ventilation to low-VOC materials, efficient heating, and maximised daylighting, the scheme is an exemplar of sustainable urban infill.

A Welcome Addition to Kemptown

Despite being constrained by its surroundings, this underused backland plot now has the opportunity to deliver much-needed homes in a highly sustainable, design-led way. By replacing industrial usage with sensitively designed housing, the development supports the continued evolution of Kemptown while celebrating its historic character.

Exciting Retrofit and New Build Project in Seaford Nears Completion

We’re pleased to provide an update on our ongoing project in Seaford, where we are transforming a family home through a major retrofit and constructing a new build property on the same site. This project combines thoughtful design with modern living requirements, creating two very different homes with contemporary functionality and energy-efficient features.

A Family Home Transformed

The retrofit project is reimagining a family home and creating a more open and modern living space. New extensions have been added, alongside a generous attic conversion, which is being turned into a dedicated games room. The home will also feature a roof terrace, offering fantastic outdoor space with sweeping views – a great addition for relaxation or entertaining.

Further enhancing the property is the addition of a gym, office, open plan kitchen dining room, 5 bedrooms, and a double garage, providing ample storage space for the growing family. These updates are designed to make the most of the home’s original layout while delivering the space, light, and modern conveniences needed for contemporary living.

A Sustainable New-Build Home

Meanwhile, a new-build property is taking shape next door. Designed with sustainability in mind, this four bedroom home includes an air-source heat pump, underfloor heating, and high levels of insulation, ensuring it will offer comfortable and energy efficient living for years to come. These environmentally friendly features are aimed at reducing running costs and making the home more sustainable over its lifetime.

We have submitted planning for Frimley Extra Care Development, an innovative project by SageHaus Living. Designed for residents aged 65 and over with assessed care needs, the scheme will feature 49 extra care units centred around a community hub and set within tranquil landscaped gardens.

The development embraces a biophilic design, integrating nature to enhance residents’ well-being, with features such as communal gardens, walking paths, and natural light-filled spaces. Sustainability is at its core, using Modern Methods of Construction and renewable energy to minimise environmental impact.

The existing Loen House will be repurposed into a central hub offering 24-hour care, a bistro, and communal spaces to foster community and reduce isolation.
